Don’t you think it is better to pay the commission for a reputable and competent real estate agent, who can help you eliminate the hassles and pay you advices on where to get the necessary services involved in home buying? Certainly, it’s worth the price.

2. Making Hasty Purchases or waiting for the perfect home- One thing you need in real estate transactions is patience. When you buy a property, you just don’t jump on the first one you see. Yes, it could be your dream home but make sure you have other options. You need to look for other properties because it is not a guarantee you will win the bid for the first item. And what if you see another house with similar features but with a better location and a better asking price. Don’t you think you would end up with regrets? Moreover, do not also wait until you find the perfect home. Most homes in the market are resell. Unless you decide to have your own home constructed, then probably you will get your dream home. If you keep on waiting, you may skip on great deals. Moreover, the real estate market is unpredictable. It can be up or down. You might lose the chance of buying the almost perfect home at a more affordable price.

3. Accepting verbal agreements and failing include conditions- Agreements are binding no matter how it is made. However, verbal agreements are not as binding as written agreements because it can be easily tweaked or forgotten, in case of misunderstandings. Therefore, whatever is agreed upon should be placed in writing and must be signed for both parties. In case, someone deviates from the original plan, both of you can look back on your hard proof.

In making contracts or agreements, you also have to specify your conditions. You need this because they make agreements fair. These agreements can also protect you from the risks of home buying. A perfect example of this is a contingency clause.

4. Eliminating home inspection- Home inspection is very crucial. No one should eliminate this as this puts you in a good position to demand from the seller to ensure the property is livable. Moreover, home inspection saves you from facing unexpected costly repairs in the future.

5. Buying homes without knowing what you can afford- Every person needs to know what he or she can afford to buy. Doing this saves you from incurring financial problems and risking yourself of foreclosure. In addition, knowing what you can afford saves you time by allowing you to shop for houses within your budget.
